Choose to Accept it): As the Financial Officer
here at Nesti, accounting with
bullseye accuracy comes second nature to you.
You can weave financial data, reconciliation, and
reporting together. You bring your expertise (and even your
dog) to work, collaborating with the wider team, and making
a true impact in housing opportunities for all. The
Daily: What You’ll Be Doing Financial Processing
- Transactional Accounting: Process all incoming and
outgoing transactions on the general ledger accurately and in a
timely manner.
- Bond Management: Ensure bond management for the
Community is lodged within 14 days and that portal management is
conducted, ensuring the balance matches Chintaro at all
times.
- Data and Ledger Reconciliation: Extract data
from Chintaro and Property Tree into Xero, ensuring proper
reconciliation of ledgers.
- Monthly Reporting: Collaborate with
the PeopleKind group Finance team for month-end reporting and
ensure all financial data is accurately compiled and submitted.
- Property Transactions: Support the management of
rental income, raise rent and other fees for tenants, and manage
related debtors.
- SDA Claims: Assist with the processing
and management of SDA claims as required.
- Month-End Processes: Adhere to month-end deadlines,
completing bank reconciliations, ledger adjustments, and reporting for
Nesti’s accounts.
- Financial Compliance: Ensure all financial
transactions comply with Nesti’s accounting and trust
procedures.
- Trust Accounts: Work closely with trust Accountant
and under that role to act as backup from time to time.
Administration
- Provide effective responses and follow-up to
queries received from internal and external stakeholders.
- Support the Financial Services team and Nesti team
in related administrative tasks, such as invoice payments for utilities
and property-related expenses.
- Develop and maintain effective
relationships with colleagues, clients, and other stakeholders.

The Essentials:
- Experience in processing accounts and financial
transactions.
- Strong communication and interpersonal skills,
with the ability to develop and maintain effective relationships
with stakeholders.
- Solid analytical skills with experience in
producing accurate reports.
- Strong organizational skills, with the ability to
prioritize work and meet deadlines.
- Experience in working as part of a small team in a
service delivery environment.
Bonus Points: If you have
- Tertiary qualifications in accounting.
- Experience in the real estate industry,
particularly in rental and tenant administration.
- Experience with Chintaro, Property Tree, Xero,
and AssetEasy.
Other Employment Requirements:
- Australian citizenship or permanent residency.

Your Mission (Should You Choose to Accept it): The Operations Administrator supports the daily
operations and administration across all areas of Nesti Housing. The position
plays a crucial role in ensuring efficient workflows, supporting operational
processes, administration, compliance, leave coverage, office reception and
enquiry management contributing to the delivery of excellent services to our tenants
and stakeholders. The Daily: What You’ll Be Doing
- Provide
administrative support to the operations teams, including document
management, reporting, scheduling, and coordination of activities.
- Maintain
accurate records and data, coordinate compliance reporting requirements,
records management including ongoing maintenance and management of
internal IT systems.
- Be
the point of contact for tenants, contractors, and other stakeholders
visiting the office, managing all email and phone inquiries and resolving
issues in a professional and timely manner.
- Coordinate
and streamline operational processes to improve efficiency, including the
management of work orders, purchase orders, and maintenance requests.
- Provide
coverage and backfill for team members across operational roles as needed,
ensuring continuity of services and minimal disruption to operations.
- Assist
with rent review processes, follow ups, property inspections/ad hoc
property visits, reporting and administrative support to the property
management team.
- Prepare,
monitor and follow up contract documents for clients, service providers,
tenants, contractors and key stakeholders.
- Assist
with budget tracking, SDA claims monitoring and follow up, vacancy
monitoring, invoice processing, and reconciliation tasks, working closely
with the finance team.

role, preferably within a housing, property management, or similar environment.
- Strong organisational and multitasking skills with
attention to detail.
- Ability to manage various administrative functions
efficiently, ensuring smooth daily operations.
- Excellent presentation and verbal and written
communication skills, with a customer-focused approach.
- Ability to work independently and proactively to
address challenges, demonstrating effective problem-solving skills.
